General terms and conditions:
1. Rent
1.1. At time of reservation a deposit of €200 per week is paid
1.2. The full rent for the complete period is to be paid no later than 6 weeks prior to
arrival date.
1.3. By reservation later than 6 weeks prior to arrival the full rent as well as the deposit is to be paid immediately
1.4. In case the rent or the deposit is not paid as agreed, the contract will be cancelled. The tenant has no claim and the landlord is not obliged to fulfil the contract. Refund of deposit cf. §3: Cancellation.
2. Deposit
2.1. To ensure the tenant’s obligation to return the keys at departure and to pay for utilities etc. and to compensate for possible damage or to compensate for missing end-cleaning, a deposit of €200 per week is paid.
2.2. By cancellation the advanced paid deposit will be returned to the tenant.
2.3. The deposit deducted cost cf. §2.1. is returned to tenant no later than 10 days after departure.
3. Cancellation
3.1. Cancellation shall be made in writing either and send by post or via E-mail. The cancellation is effective when the landlord has received it.
3.2. Cancellation can be made without any cost for the tenant until 6 weeks prior to the arrival date. By correct cancellation the landlord will return the deposit to the tenant.
3.3. By cancellation later than 6 weeks prior to arrival date the tenant has to pay the full rent. Deposit is returned to the tenant.
4. Damage
4.1. The tenant is responsible for any damages made to the rented house including indoor and outdoor equipment during the period defined in the contract.
4.2 Any damage must immediately be reported to the landlord.
4.3 The tenant is responsible for any damage or result of damage that affects the landlord or third person.
5. Arrival and departure
5.1. If nothing else has been agreed, the house is available from date of arrival from 03 pm (15:00) until noon the day of departure (12:00).
6. Electricity and water consumption
6.1. Electricity is charges by €0,4 per KW and is deducted from the deposit unless the cost exceed the amount of the deposit. In that case any additional cost will be invoiced to the tenant
6.2. Cost of water consumption is included in the rent unless the consumption is extraordinary high. Consumption above 7m3 per week is charges with €6 per m3.
7. Cleaning
7.1. Missing or insufficient end-cleaning is charged by up to €100,00 which will be deducted from the deposit unless cost exceed the amount of the deposit paid. In that case any additional cost will be invoiced to the tenant
8. General rules
8.1. The house may maximum be occupied by the number of person stated in the description or in the rental contract.
8.2. Tents, camper trailer etc are not allowed on the site.
8.3. It´s not allowed bringing a pet unless this has been agreed with the landlord. In that case separate rules for supervising the pet must be agreed.
8.4. Smoking is not allowed in the house.
8.5. There is no bed linen, towels, tea towel, dish cloth, washing-up liquid, toilet paper etc available. It´s left to the tenant to bring this along. Washing-up liquid for the dishwashing machine and cleansing material for end-cleaning is available.
8.6. Removal of refuse is not always done on day of arrival but mostly during the
week.
8.7. During the summer period the lawn will be moved every second week. Lawn mower may not be used by the tenant.
8.8 The tenant must obtain an indoor house temperature of minimum 16 degree Celsius day and night.
8.8. Only wood or material approved for wood burning stoves may be used in the wood burning stove. General instructions and conditions for use of wood burning stoves must be followed and respected. The wood burning stove including the front glass must be cleaned by the tenant on departure.
